Why Use A Conservation Easement?

A landowner whose goal is to preserve forever the natural beauty and environmental character of their land while at the same time capitalize on the underlying value of their land may be able to do so by incorporating into their land planning the use of a conservation easement.  Using a conservation easement plan, a landowner continues to own the land even after donating the conservation easement to a qualified organization. Further, and perhaps just as importantly, the landowner may oftentimes be able to realize significant financial benefits in the form of federal income tax advantages (and sometimes state income tax advantages) for having made the conservation easement donation.
